Cabin Policies

Vacation Rental Agreement:

Your Cabin or Farmhouse rental is subject to our Vacation Rental Agreement as provided by North Carolina law. The information below lists the MOST IMPORTANT points of the Vacation Rental Agreement.

Minimum Stay:

We require a 2 night minimum stay, and a 3 night minimum for fall weekends and on holiday weekends. Some holidays (Thanksgiving, Christmas, and New Years) may require longer stays. The Cabin in the Treetops is rented by the week, unless both the Cabin on the Hill and the Cabin in the Woods are full.

Payment & Deposit:

A rent deposit (by credit/debit card) of 1/2 of the total reservation cost (including tax) is required to hold your reservation. Deposit payment is charged to the credit or debit card (Mastercard or Visa only) provided online with your reservation. The balance is due upon arrival by cash or by Mastercard or Visa credit or debit cards. For those arriving after our check-in times of 4 PM to 8 PM, we will charge your balance in advance, so we can just leave the cabin open for your arrival.  (Please note that we increase the deposit payment by an amount less than $1 to make the balance an even dollar amount. For example, if the total is $379.95, the deposit is 190.95 and the balance is $189.)

Additional Fees:

There are NO ADDITIONAL FEES for up to 2 adults and, in cabins that can sleep 4, up to 2 children. Additional adults are $30 per person per night, in cabins that will sleep 4.

Cancellation:

If you must cancel your reservation your deposit will be refunded (less a $35 processing fee) ONLY if you cancel 30 days in advance (60 days for stays of 7 nights or more), or if we are able to rent the cabin for the days you had reserved. A refund (less a $35 processing fee) is provided for early departures only if we are able to rent the cabin for the days you had reserved.

Occupants:

The cabins and farmhouse sleep 2 people and some can sleep up to a family of 4 (two adults and two children). There is a queen size bed in the bedroom of the cabins and the farmhouse  and a queen size sleeper sofa in the living room of the cabins (but not the Farmhouse).  Please respect our occupancy rules, they are based on government requirements. Yes, babies count!

Check-In/Check-Out:

Check in is between 4PM and 8 PM. Check out is 11AM or before. For those arriving after our check-in times of 4 PM to 8 PM, we ask that you pay your balance in advance, so we can just leave the cabin open for your arrival. We can sometimes accommodate earlier check-in or later check-out. We do need to be notified of your arrival time so we can meet you at the cabin.

Guest Written Comments Agreement:

Guest agrees that any comments provided by email or in the guest books may be republished online by owner, provided that the names are redacted.

Damage caused by Guest:

An additional $125 charge will be charged to your card if we find evidence of pets or smoking in your cabin after your departure.

A damaged hot tub cover will incur a fee of $500, which is the replacement cost. DO NOT SIT OR STAND ON THE HOT TUB COVER!

Reimbursement for damages caused by the Guest/Tenant will be charged to the card provided. Please note that we do not charge for the occasional broken dish/glass etc. We do understand that accidents happen sometimes!

Tax:

There is a 11.75% tax (state and county).

Pets:

Sorry but we cannot accommodate pets in the Cabins or The Farmhouse or on the property. This is very important to those of our guests who require pet-free lodging due to allergies, so exceptions are not possible.

Smoking Not Allowed Inside:

The cabins and farmhouse are non-smoking. You may smoke on the porch, but please be prepared to dispose of your ashes appropriately. In particular, please do NOT dispose of them inside your Cabin or The Farmhouse.

Fire Hazards:

Due to fire hazards candles and charcoal grills are not allowed. Each cabin has a gas grill.
